IT mortgage program

If your job is related to information technology field, you can take out a mortgage at a favourable rate. IT-mortgage program is available in the RC “Svetily mir “Stantsiya “L”...” and in the RC “Svetliy mir “BioPolis...”.

Below, you will find the answers to the most frequently asked questions about how the program works and how to become its participant.

Who can use an IT mortgage?

The program is designed for the employees of the IT-companies that are accredited by the Ministry of Digital Development, Communications and Mass Media of the Russian Federation.

The borrower must be a citizen of the Russian Federation and work in such a company for at least 3 months.

How do I check my company's accreditation?

To clarify this, you need to know the employer's TIN, and then specify it either on the website of Public Services or on the website of the Ministry of Digital Development, Communications and Mass Media of the Russian Federation

What are other requirements for an IT mortgage?

The age of the borrower must be from 18 to 50 years, inclusively. The loan term can be up to 30 years. You can apply for the mortgage until the end of 2024.

The level of earnings per month before personal income tax deduction is also important:
– in Moscow — from 150 thousand ₽;
– in cities with a population of more than 1 million people — from 120 thousand ₽;
– in cities with a population of less than 1 million people — from 70 thousand ₽;

What kind of mortgage rate can I count on?

– VTB – 4.7%.

What will happen to the mortgage rate if I quit the job?

Your bank checks your employment in an accredited company for 5 years: if you quit after this period, the rate will not change.

However, if you transfer to an uncredited company after working in an accredited one for less than 5 years, the subsidy is terminated, and the rate is increased to the base rate effective at the time of dismissal, but not higher than the Central Bank's key rate at the time of the conclusion of the loan agreement:
+ 2.5% — with a mortgage program for ready-made or under construction housing;
+ 4.5% — if the mortgage is for residential housing.

If you quit, inform the bank about it within 6 months in accordance with the loan agreement.

Can I combine an IT mortgage program with other preferential programs or take it out several times?

Even if you already have a loan under one of the preferential programs, you may use an IT mortgage program to buy another flat or a private house if you have a sufficient income level.
At the same time, it should be borne in mind that IT-mortgages cannot be combined with other federal mortgage programs for the purchase of a single property.
You can participate in the program only once. Thus, if you have already been a borrower or a guarantor for an IT mortgage program, you will not be able to get another loan.

Can I use the tax deduction?

Yes, you can return 13% of the cost of the flat and interest on the IT mortgage program.

What happens if I have already taken out a mortgage, and then the accreditation of the IT company was cancelled?

In this case, the subsidy and the rate remain.

How much money can I get?

– Up to 18 million ₽ — for the purchase or construction of housing in regions with a population of 1 million people or more.
– Up to 9 million ₽ — for the purchase of housing in other regions.
The amount of the initial payment of 15% of the value of the property. Maternity capital can be used as a down payment.

Can I participate in the program if I already own a property?

Yes, the ownership of other real estate is not an obstacle to participation in the program. You can apply for the mortgage for IT specialists if you already own a property.
